The Buildings We Take

What we are not is an institutional manager for regional malls or large portfolios. We take on a small number of buildings on purpose, and if you are bigger than the right fit we will tell you so instead of stretching to hold it.

How is commercial management priced?
Per property, quoted in writing before you commit. Commercial does not price like residential because the work is not comparable between buildings: a single-tenant net lease where the tenant handles nearly everything is a fundamentally different job from a six-suite retail center with common area maintenance to reconcile. Pricing follows the lease structures, the tenant count and how much of the building we are responsible for.
Do you handle CAM reconciliation?
Yes. Operating expenses tracked against what each lease actually says, reconciled and issued to tenants with the backup attached. CAM is where commercial owners most often lose money quietly, either by under-recovering what the lease entitles them to or by billing it in a way a tenant can successfully dispute.
Can you oversee a build-out or a capital project?
This is the strongest thing we do. Zach Thomas managed large commercial construction before this, so tenant improvements, roof and envelope work, parking and mechanical replacements get run by somebody who has held the other side of that table. Scopes get written properly, bids get compared on the same basis, and change orders get read rather than rubber-stamped.
Do you lease vacant space as well as manage it?
Yes. Zach is a licensed Indiana real estate agent with Listing Leaders Northwest, so marketing vacant suites and negotiating leases can sit inside the same relationship rather than needing a second broker. If you already have a leasing broker you are happy with, that is fine and we work alongside them.
